The French Proptech startup aims to enhance landlord peace of mind and tenant reliability through innovative AI-driven solutions.
Studapart, a French startup operating in the property technology (Proptech) sector, has positioned itself as a significant player in the medium- and long-term rental markets since its establishment in 2014. With over one million tenants registered, 180,000 properties available, and 70,000 landlords using its services, Studapart has established a presence in 45 cities across France.

In April 2025, the company plans to further revolutionize the rental sector through the integration of artificial intelligence (AI), which aims to provide innovative and secure solutions for both landlords and tenants.

The rental market faces numerous challenges, including a shortage of housing and rising rates of unpaid rent, compounded by increased taxation on short-term rentals.

In this context, Studapart seeks to support landlords by utilizing AI to streamline rental management and enhance security.

The platform is set to introduce three key AI-driven innovations:

1. Intelligent Verification of Applications: The AI system automatically analyzes supporting documents to identify discrepancies or falsifications, thereby ensuring reliable tenant profiles.

2. Synchronized Calendar: This feature prevents double bookings by automatically syncing availability across different platforms.

3. Electronic Signature: Lease agreements can be signed online with a single click, ensuring compliance with provided guarantees.

These advancements aim to enable landlords to rent out properties with peace of mind while reducing their administrative burden.

Additionally, Studapart includes an exclusive guarantee with every reservation, providing financial and material risk protection for landlords.

This coverage extends up to €100,000 for unpaid rents and €20,000 for damages to furnishings and properties.

The platform's 'Zero Rental Vacancy Guarantee' aims to maximize profitability, and its cancellation policy ensures payment of the first rent in the event of cancellation within 30 days.

In contrast to traditional agencies, Studapart operates on a performance-based model: no rental, no commission.

A dedicated team assists landlords at every step, from selecting tenants to managing ancillary services such as energy diagnostics, inventory checks, and virtual tours.

Studapart's aspirations extend beyond France's borders; since joining the HousingAnywhere group in 2022, the company has accelerated its international expansion, already establishing a foothold in Belgium and Spain.

The startup aims to become the leading provider of medium- and long-term rentals in Europe, bolstered by a customer satisfaction rating of 4.2 out of 5 based on over 2,000 Google reviews.

With its AI-based tools and robust guarantees, Studapart simplifies the rental process while securing each stage involved.

The platform allows both single-home owners and multi-investors to quickly find trustworthy tenants without relying on real estate agencies, thereby facilitating straightforward and secure property management at minimal administrative costs.
